Tahoe Village HOA – Homeowner Damage Claims & Pending Litigation
Reasons for this website-
1. Holding the HOA Accountable for Repeated Damage to Properties
2. Gather information from other homeowners who have been impacted by damages caused by Tahoe Village HOA- I want to hear your story.
3. Lay out my attempts at resolving these issue before potentially impacting unit buyers and sellers with litigation against Tahoe Village HOA
I am a homeowner of multiple units in multiple areas of Tahoe Village and began buying here in 2001 and have a great relationship with other homeowners and the HOA for 24 years. For years, damage to buildings, decks, stairs, and structural supports within Tahoe Village has gone unaddressed by the HOA — even when the issues were reported and documented.
The Issue:
Tahoe Village HOA Parking and Roadway Snow Dumping on top of my buildings:
The Tahoe Village HOA dumps asphalt parking lot and roadway snow down a hill directly onto, around, against, under, and over the 331 Quaking Aspen building. This same issue also caused damgage at my 339 Tramway unit, but not to the extent.
The HOA’s own attorney has stated in writing that this practice has been happening for over 30 years.
The HOA has made temporary fixes to the snow-damaged areas (stairs, walkways, decking) numerous times over the last 15 years — but never stopped the root cause.
I have repeatedly asked the HOA by email to stop dumping snow down the hill and against the building — each time, the Board and their attorney have refused.
I have been requesting updates from the HOA Board for months regarding:
Damage to the 331 Quaking Aspen Building – damage to building, decks, stairs, walkways, and support poles.
Damage to the 339 Tramway Building – deck and stairs unsafe and deteriorating
Documented damage claims filed 11 months ago — no resolution from the TVHOA Board
Years of ongoing damage caused and left unresolved by the HOA
Resulting Damage
Structural movement of building support poles due to snow weight and erosion
Damage to stairs, decking, and walkways from repeated freeze-thaw stress and impact
Erosion and shifting of the building foundation
Interior damage to units from building shift
Why This Matters
Unsafe conditions create hazards for residents and guests
Ongoing neglect accelerates structural deterioration
Property values are at risk
The HOA has a duty to maintain and protect — not damage — the buildings
Reasons You May Not Want to Buy in Tahoe Village HOA
Documented history of property damage caused by HOA practices (e.g., snow dumping)
Lack of timely response to repair requests and claims
Documented HOA damage claims with no resolution in 11 months
Board resistance to changing harmful maintenance practices
Ongoing structural and safety issues in common areas
Potential for costly special assessments and/or higher dues if repairs are delayed further
Risk to property value from visible neglect and damage
Have You Experienced HOA-Caused Damage and/or Lack of Responsiveness from the HOA?
If your property in Tahoe Village has suffered damage due to HOA neglect, snow dumping, or other harmful maintenance practices — and/or if you have faced delays, silence, or pushback instead of timely repairs — it’s time to speak up.
