Change in Damage Estimate
An initial insurance estimate identified approximately $24,000 in repair costs.
A later estimate provided by the attorney drops the damage estimate to approximately $6,000.

Initial Adjuster Estimate
An initial estimate (see below) prepared by QBE Insurance, based on inspections conducted in October 2024, identified approximately $24,180 in repair costs.
This estimate was shared on December 6, 2024.
Important Limitation
The adjuster’s evaluation and overall scope was limited (By Insurance Company) to visible damage in the deck and walkway areas and did not include assessment of structural or foundation-related conditions.
Basis for Revised Scope
According to correspondence provided during the review process:

The HOA has indicated that consulting engineers were involved in evaluating the property.

The reduction in repair scope, combined with the absence of formal engineering documentation, raises questions regarding how the extent of damage was evaluated.
