Snow Placement and Observed Damage
The images below show conditions at the 339 Tramway decks, where snow from adjacent parking and roadway areas is cleared and directed over the edge of the slope toward the building.
Snow originating from the highlighted parking area (yellow) is pushed down the hillside and accumulates against the decks, stairs, and structure.
Observed Conditions
As shown, repeated snow accumulation in this location has coincided with visible damage to the deck and stair system, including railing and support elements.
Repairs have been performed in this area multiple times over the years, indicating recurring issues.
Ongoing Concerns
Concerns regarding snow placement in this location have been raised with the HOA on multiple occasions.
Despite these concerns, snow continues to be directed to this area, and the condition remains unresolved.
Current Status
The deck and stair structures show signs of structural distress, and portions of the support system require repair or replacement.
More than 12 months have passed since these issues were formally raised, with no clear resolution or repair plan in place.




As shown, snow is pushed over the edge of the slope and accumulates downward, eventually surrounding and covering the lower stairs and deck.
